Ayios Athanasios, Limassol
Limassol has recently had a surge of interest from global investors. With a newly developed marina & new high-rise projects, Limassol has already become a central attraction for tourism in the Mediterranean region. Through the development of modern infrastructure, the district that sits on the island’s central coastline is anticipated to become a global tourist & business hub.
Limassol is a cosmopolitan sea-side district with a unique identity. The city contains a strongly rooted population of permanent residents while also welcoming a high influx of yearly tourism. This is due to the combination of a strong business infrastructure, natural beauty and popular tourist attractions.
Situated beside Limassol’s iconic Oval Tower, this prime location sits in the city’s most desirable district.
This development will add to the fast forming Limassol skyline, neighbored by executive offices, 5-star restaurants & bustling bars along the tourist beach-front.
The Ayios Athanasios hotel apartment development site has a current density allowance of 2,100m2 and can be increased.
For example, 35% for public parking and 20% from listed building. A height increase is also possible. The Planning Department and other authorities will discuss any additional development requirements you may have.
Density: 1,343 m2
|20% from listed||268 m2||1,612 m2|
|35% for public parking||470 m2||2,082 m2|
|5% for photovoltaics||67 m2||2,149 m2|
|Total Net Areas||2,149 m2|
Increasing the density with this solution would require a basement for both the actual project development and for public parking. The total area of the new building would be 2,149 m2. From further inspection, the project has an extra density of 35% to provide public parking. The total density therefore is 1,679 m2 + 470 m2 = 2,149 m2 with an additional 537 m2 for verandas.

The Local Area
Next door to the proposed development site is The Oval. Its distinctive shape was inspired by the lines of sails on a boat, and by the shaped pebbles found on Limassol beaches. It sits beautifully in its waterside setting. Being the largest office building in Cyprus, it has quickly become a landmark on the Limassol skyline.
You will find an outstanding beach a few meters from the entrance to the development site. Great transport links on the main road just in front mean it is easy to get to many of the interesting sites and attractions in Limassol.
Such as; the Castle originally erected by Guy de Lusignan in 1193. In the same area, you can find The Archaeological Museum which was founded in 1948 and was first housed in the Castle. The antiquities therein cover the development of civilisation on the island from the 9th millennium to the end of the Roman period.
